Using Craigslist To Find Motivated Sellers

I'd like to introduce you to an awesome website that will change the way you prospect using Craigslist. It's called IFTTT.com.  I.F.T.T.T is an acronym that stands for If This, Then That.

Here are a few examples if what IFTTT.com can do:

  • IF I post a picture on Facebook, save it to Dropbox. 
  • If I Apple stock price dips below $400, send me an email.
  • If I take a photo with Instagram, Tweet it
  • If the temperature drops below 40*, text me to remember my jacket.

The possibilities are endless.

Here are two recipe's that you'll want to become familiar with as a real estate investor.

Very simply put, if someone post "X" on craigslist, send me a text message, or email.

Here's how to set it up:

After you sign up for an account you have the option to "create a recipe." When prompted for "THIS" select Craigslist and it will ask you to insert a search URL. 

Once you've completed your search on Craigslist copy the URL and paste it into the field asking for the search results URL. Then click "create trigger"




When prompted for "THAT" decide if you want the results to be sent to you via email or text. Once you enter in your contact information and save the recipe you'll be notified every time a new post is created that matches your search. This works extremely well if you're looking for a specific item because you'll usually be the first to know about it. To use this in the real estate world you may need to create several different recipes with different searches. Once it's set up all you have to do is sit back and wait on the text message to come through containing contact information for your motivated seller, handyman special, rehab, probate, or fire damaged property.

702-487-0000 - Before I jump into examples as to why I think the expiration of the Mortgage Forgiveness Debt Relief Act may be a blessing in disguise, I think it's important we take a look at what it actually is and how it started. As the real estate market came crashing down many home owners started losing their homes to foreclosure or they had to attempt to negotiate the debt with their lien holders to get a loan modification or short sale.  The issue these home owners ran into was that in the eyes of the Internal Revenue Service, housing debt that is forgiven or written off is the same as income.  As you can imagine, getting hit with an extra $200,000 in taxable income could be just as detrimental to a home owners financial situation as the foreclosure itself.
