Is It Time To Sell Your Las Vegas Home?
Successfully selling your Las Vegas home for top dollar can be narrowed down to four categories. Condition, Access, Price, and Exposure. If these four things are
Condition
Prior to listing your home on the market for sale step back and take a look at your home through the eyes of a buyer. Is there too much clutter? Do you have family photos on every wall? Do you see any maintenance items you've been putting off? You only get one shot at a first impression when a buyer walks into your home. Make it a good one. Remove the clutter and finish those little projects that have been bothering you. The last thing you want is for a buyer to think you've put off major maintenance on the home because of the stain on your carpet.
Access
Once your property is on the market make it as easy as possible for buyers to see your home. If it's tough for a buyer get in, you'll limit the possibility of receiving an offer. Allowing your real estate agent to place an electronic lockbox on your property is usually the best option. These lockboxes allow the agent to see who is showing your home and what time they came in. Many electronic lockboxes have a feature that allows an agent to disable them during certain times of the day, unlike the old mechanical combination boxes that allowed anyone to visit your home whenever they pleased.
Price
Pricing your home right could be the difference between selling your home and having it sit on the market helping the rest of your neighbors sell their homes. I estimate 25-30% of the homes on the market in Las Vegas right now are over priced listings just sitting on the market. If you want to get your home sold pricing it at market value is the best way to make it happen. You see, price can make up for condition and do a certain extent it can make up for lack of access. If you want top dollar for your home make sure it's in good condition, buyer's have access to it, and you hire the right agent to get all of the exposure you possibly can. As the seller you determine the list price but the buyer's will eventually determine the sale price and ultimately the homes value. Bottom line is if you're home is not selling you have an issue with Condition, Access, or Price.
Exposure
You may have noticed condition, access, and price are all things that are within your control as the home owner. Exposure is no exception, although you are not directly in control of exposing your property you indirectly effect it by the agent you hire to do the job. As an agent it is our responsibility to sell your home twice. First we must make sure that every buyer looking for a home similar to yours is able to find it. Second we must make sure that every real estate agent that is already working with a buyer knows when your home hits the market and why they should bring their buyers to see it.
